COTALITY, in its most recent property report, confirmed that “the downturn in the national housing market is no longer confined to Sydney and Melbourne, with Brisbane and Adelaide recording declines in property prices last month (July)”.
Sydney registered a 1.4 per cent decline in property prices for the month, a 4 per cent decline for the quarter and 2 per cent for the year. Melbourne registered a 1.2 per cent decline for the month, a 3.4 per cent decline for the quarter and 2.8 per cent decline for the year.
Brisbane also recorded a 0.6 per cent decline for the month and quarter. However, our prices are a whopping 14.8 per cent up, on an annual basis and very healthy. Brisbane’s monthly decline of 0.6 per cent and Adelaide’s of 0.2 per cent was the second consecutive month of declines for both cities.
In February total stock available for sale in Brisbane was around 25 per cent below the five-year average. It is now 6 per cent above that average level. This means that housing supply has accelerated, giving buyers more choice. The report confirms what we already knew: buyers are there but in limited numbers. But it only takes one buyer to buy a property.
My job as the seller’s agent is to develop and implement a marketing plan that will maximise interest with hopefully numerous buyers. We then use our negotiating experience and expertise to maximise the return for our sellers.
